Florida Hometown Heroes & local assistance
Florida's flagship assistance program, Hometown Heroes, provides eligible workers up to 5% of the loan amount as a deferred, 0%-interest second mortgage — no payment until you sell or refinance. Eligibility and funding reset with each state budget year and the money genuinely runs out, so timing matters. Orange County runs its own down-payment assistance as well. What the process actually looks like
First a quick call — goals, income, what you're comfortable paying monthly. No SSN and no credit pull to start; the two-minute check is enough to begin. Then a real pre-approval letter, so sellers take your offer seriously. “You need 20% down”
The most expensive myth in housing. It is a threshold for avoiding mortgage insurance, not for buying a home — and waiting to reach it usually costs more than the insurance would have. - 02
“My credit is too bad to even ask”

“Assistance programmes are only for very low incomes”

“I should find the house first”

“Pre-qualified and pre-approved are the same”

Renting vs. buying in West Orlando
Rent in Winter Garden and Horizon West isn't cheap, and every lease renewal is a payment on someone else's mortgage. How much do I really need for a down payment?
Less than most renters think. Conventional first-time buyer loans start at 3% down, FHA at 3.5%, and VA and USDA are zero down for those who qualify. On a $350,000 home, 3% is $10,500 — and Florida down-payment assistance can cover part or all of it. Closing costs (typically 2–5%) can often be offset with seller or lender credits.
What is the Florida Hometown Heroes program?
A state down-payment assistance program for eligible Florida workers: up to 5% of the loan amount (capped) as a 0%-interest, payment-deferred second mortgage that only comes due when you sell, refinance or move out. Funding and eligibility rules are set each state budget year and funds run out — when it's open, moving quickly matters.

What credit score do I need to buy a home?
FHA approvals commonly happen in the low 600s, and conventional from 620 with the right profile. Below that, it's usually a short rebuilding plan rather than a no — Carl has rebuilt his own credit and will tell you honestly whether to buy now or spend a few months setting up a better loan.
Should I wait for rates to drop before buying?
Nobody can promise a rate forecast. The practical question is whether the payment works today — if it does and you find the right house, you can refinance if rates fall later. Waiting has its own price in Florida: appreciation and rising insurance don't pause while you watch the news.
